A brokerage receptionist sits inside the Fair Housing Act, person or not. A helpful, chatty one is how firms get into trouble without meaning to. These aren't settings you switch off — they're built in.
- It never says whether an area, a street, a school or a building is good, bad, safe, or right for anybody. Asked directly, it says plainly that it can't speak to that, and offers an agent call.
- It never asks about or records race, religion, national origin, sex, disability, family size, children or pregnancy. If a caller volunteers it, the agent doesn't repeat it, doesn't write it down, and doesn't let it change the call.
- It never screens a tenant on income, credit, record, eviction history or immigration status. It never says whether someone would qualify.
- It never quotes a commission, a fee, a valuation or a rent. Not a range, not “somewhere around”. A seller asking what their house is worth gets the appointment instead.
- It never takes a payment, a card number or bank details.
- It never gives out an agent's mobile, says where anyone is, or says when they'll be back.
- Asked whether it's an AI, it says yes immediately. Every time, without being cute about it.
